What is Repossession Angels? Repossession Angels looks for motivated sellers throughout the UK who mainly are interested in selling their property quickly Below Market Value and/or selling and renting back their property. We aim to have a large group of ambitious investors collectively offering the best and most ethical BMV property buying service in the UK whilst all expanding our property portfolios; gaining positive cash flow and pulling as much cash as possible from the deals we do.

What will be involved? Upon joining the Angels, we will spend some time researching your chosen area (if available) according to your needs, strategy and whether deals would be likely to stack. You will also spend a day doing Glenn Armstrong's BMV course; be assigned an amount of postcodes and receive the Repossession Angels Manual©. Your Regional Manager will visit your local 'patch', analyse the competition and focus on specific areas for you to target. He/she will then put together a business and marketing plan specific to you and your portfolio strategy. We will initially run a 3-month tailor-made, localised advertising campaign under the Repossession Angels banner and then fine tune your operation upon the end of that period. When the calls start coming in, we will guide you about the best way to handle motivated sellers and what to do if they are facing imminent Repossession. Your Regional Manager will be there to guide you through the whole process of agreeing the deal (including the buy-back option if requested); due diligence; negotiation; finance; ensuring everything runs as smooth as possible until completion and making sure you fulfil all your responsibilities as landlord/lady. By joining the Angels, you are also part of a community where you will have access to the member's forum where you can benefit from the other angels' experiences, bounce ideas and ask questions. We run regular national and regional networking events and the chance to take part in Angels workshops with the aim of making you better at buying BMV. You will have access to an experienced team that have been used by the most successful Angels (solicitors, brokers, competitive bridging finance, insurance).
What are the Costs? Initial Joining Fees 1,500 pounds plus 100 pounds per month for 1st Years Membership
2nd and Subsequent Years 100 pounds per month
Recommended 800 pounds 1,000 pounds spend on advertising per month
1.5% "Lead/Admin Fee" per deal done (based on the BMV purchase price of property not the market value) capped at 2,000 pounds.
The initial target for new Angels is for 1 or 2 deals to be done every two months An example of a deal recently completed in South Derbyshire : Market Value - 85,000-90,000 pounds Purchase Price - 65,000 pounds +ve Rental Income - 100 pounds Cash back - 5,800 pounds
Final note, There are many courses, seminars, workshops etc. which will sell you the dream of becoming a Property Millionaire in a short space of time.
It's important to take your time with these decisions and engage in as much research possible before you part with your cash.
Please note that this is not a 'quick fix' property portfolio strategy; as a member of Repossession Angels you would be required to take a 'hands-on' approach to building your business as well as commitment to training and developing yourself as a BMV investor.
Please also note, it is not allowed for existing BMV investors to run their own advertising campaign in conjunction with Repossession Angels and members would be required to sign a confidentiality document agreeing this.
