Further to our meeting on 26th July, which I hope everyone found as useful as I did, here’s a brief summary of what we do and how we do it!

 

Situations where we can help:

Repossessions

Debt and arrears

Bankruptcy

Divorce or separation

Relocation or emigration

Broken chains

Ill Health

Bereavement

Inheritance/Probate

Landlords/Problem tenants

Plus many more….

 

The homeowner (vendor) can either sell their property to us and rent it back long or short term, or they can sell it to us and move on to a new life somewhere else.

 

If the owner does not wish to remain in their home, we usually flip it (sell the property on at full market value with or without refurbishment), or rent it out.

 

We will buy any property in any condition in any location.

 

Generally we will purchase a property 20% below it current market value (BMV) or less. The price will depend on several factors including property condition, location and general market conditions such as interest rates. If the vendor has little or no capacity, i.e. their mortgage is a high loan compared to the market value, we may still be able to find a buyer for the property through our investor network.

 

Once we receive a lead, we will call the vendor immediately to understand their situation, their financial capacity, secured and unsecured debts, mortgage and arrears, and the property details. We will do comparables to establish the true market value of the property. Jamie will then contact the owner back with a solution to their situation.

 

Once accepted, Jamie will go and view the property, sign documents with the vendor and agree a rent back if required. The whole process usually takes between 3-4 weeks from this date.

 

We pay for and arrange legal services for the transaction and we never expect the vendor to pay any fees. The price we offer is the price they receive, less the outstanding mortgage and/or debts.

 

Of course on all properties we buy, we pay a commission to the person who handed us the lead. If you have any questions or any people you think we might be able to help, please feel free to post a reply or drop me an e-mail.

I thank you and Jamie's hospitality yesterday.

I personally gained a wealth of knowledge from the presentation. It was good to have the guest speakers of Johnny Debt, Andrew Grant and Chris Jones.

I will certainly be recommending distressed clients with property into your direction, likewise distressed business' in Sunbelts direction.

I am looking forward to seeing you both at the next meeting.

I have personally dealt with 7Days2Exchange, and they are damn good!!!

No matter how rough the journey, they just keep going. Even in one scenario, where the bailiffs were stood on the doorstep to force an eviction. 7Days just kept on with negotiations.

Sadly though the second charge refused to strike a deal. Even despite this, 7days are still trying to negotiate and get the evictee back in her property.

So the moral to this storey is; the deal is not dead till the property is sold. And that is why 7Days are still chasing this one!!!
