Hi Johnny,

I just spoke to Teresa and many thanks to you and your team. I have a portfolio of 48 properties and like some, I re-mortgaged and dropped equity out a few years ago to purchase further properties. Some of the properties now are in negative equity and the mortgages still on fixed rates which is crippling me financially.

The suggestions that have been offered to me have been of great assistance and I know where my priorities are now. The good thing is I am keeping the positive cash flow income coming in and still trading!

can you help? i have amortgage on a 7 bed hmo that needs touching up to bring it to hmo standard, i owe 165,000 poundson it and want to sell for 125,000 , will the bank reduce the debt to that amount if i can find a buyer, will i need it in writing if they agree?

Yes it is possible to negotiate with the lender to sell the property even if it is in negative equity.

It really all boils down to who the lender is. Some will not deal under any circumstance, others will look to getting a sale regardless, some will negotiate and revert the shortfall into an unsecured debt.
