What is home rescue?

Home rescue is commonly a term for the immediate purchase of a clients home, due to repossession, eviction or some other threat to their staying in their home, so that the action against them is stopped. They stay in their home as tennants in what is called a sale and rent back. There are other solutions such as re-mortgaging and renting but more commonly people have gone beyond those options when we know about their situations.

Buying their home stops action against them as mortgage arrears and secured loans are paid off, equity permitting.

We often stop action against distressed homeowners in financial difficulties by using our super fast exchange of contracts system.

How does it work?

Once a client arrives via marketing or is introduced to us we interview them around the four main areas of importance.

Time constraints: What are the inflexible time constraints they are facing?

Consequences: What will happen to them if they fail to meet the criteria of the organisation that has set or imposed the constraints?

Capacity: What are the totals of mortgage, mortgage arrears and other debt, both secured and unsecured and what is the approximate market value of their home?

Outcomes: What are the most appropriate solutions for you knowing your situation, other commitments and family situation?

From here solutions can be suggested from a re-mortgage, renting rooms out in their home to help pay for arrears, renting their property out to selling their property quickly and renting it back from us at a guaranteed fixed two year figure (every two year period) which is considerably lower than current mortgage payments. People need never lose their homes when the following criteria are true: they have a minimum of about (depends on each case) 18% equity in their home (this varies according to location, rentals etc) which is to include secured debt being taken into consideration. Unsecured debt need not be taken into consideration when we assess a clients potential for Home Rescue Sell and Rent Back. That they take action early. We have stopped many evictions in a couple of days and the fastest being 24 hours. That they are aware and totally open about their debts and issues, the unknown can and will impede our rescue.

What do I need to know to recommend The Home Rescue with 7days2exchange?
